How to choose the right new home builder for you
When making a decision on what company is best for you, don’t get caught up with fancy terms like, “Most Trusted”. It’s likely that it’s been awarded by a third-party provider after a short survey of a certain demographic group of people. It is probably also paid for by the company promoting the statement.
Look at who the company is behind the actual award. Is it an overseas entity? Are they part of any local industry authority related to that particular industry? If it’s paid for, is it really genuine?
Building a new home is a big investment
Being the biggest builder is not always better. Don’t be just another number. Building a new home will most likely be one of the biggest investments of your life. Think of the Goldilocks principle: not too big, not too small, but rather “just right”.
Have you met the owners of the business, and what experience do they have running a business? What involvement do they have in the day-to-day operation? Will the owners of the business be actively involved with your new home build project?
Go and visit a couple of house build projects that the company has under construction. Is the site tidy, or is rubbish littered all over it? This can show you how much the company cares about your build project and can often carry through to the end quality of the build.
Research new home builders in your area
Google or Facebook reviews are a good guide for finding out about the performance of the business; however, these platforms can be abused. Don’t just rely on internet reviews to make a decision. Get in contact with a few past and current customers of the building company to get a more robust overview of the company’s performance.
Showhomes are a great way to gauge the quality of the company’s builds, but does the quality of the showhome transfer over to the quality of their actual builds? Go and have a look at current and completed builds of that company and compare.
Material specifications, such as bathroom ware, kitchen fittings and electrical fittings, can vary greatly between building companies. Make sure you’re comparing apples with apples, as the price and quality differences can be huge.
Build a relationship with the Builder
Communication is key when building a new home. When making your final decision, ask yourself: how have the comms been to date? How quickly did your queries get answered? How quickly did you receive a price back for the project? This shows intent.
Finally, how enthusiastic have the staff and owners been during your decision-making process? This will give you a really good gauge on how passionate they are about building your new home.
